How do you run a DFW rehab from out of state?

Construction time comes from our investor rehab history and depends on scope, permits, inspections and materials. It is not a blanket timeline.

What makes out-of-state rehabs risky

  • Unclear scope: a vague bid leaves room for missed work and cost surprises
  • Too many contacts: separate trades create gaps and nobody owns the schedule
  • Invisible changes: problems found after demo become surprise invoices
  • Progress without proof: "almost done" means little without photos of finished work
  • Weak closeout: a crew leaving is not the same as a home ready for your property manager, leasing team or listing agent

The five-step system to require from any DFW rehab contractor

  1. Walk the property and document the starting condition, including assumptions and exclusions.
  2. Get a line-item scope and a realistic production schedule, with your decisions and material lead times flagged early.
  3. Name one accountable project contact who coordinates crews, communicates issues and owns closeout.
  4. Require regular photo updates tied to finished work, and written change orders approved before extra work proceeds.
  5. Verify completion before handoff: an internal quality check, open items resolved or disclosed, and a completion report with photos.

How we run remote rehabs

We document the property, build an itemized scope and send it for your approval. One project manager coordinates every trade on our bench, foundation to roof, and is your single point of contact. You get photo updates every working day, plus a completion photo for each scope line.

If something new turns up, we send a written change order with photos and a price, and the added work waits for your approval. Before handback we do our own QC walk, then send a completion report you can pass to your lender, property manager, leasing team or buyer.

If the rehab is lender-funded, we can line up the format and timing of progress documentation with your lender's stated draw requirements. The lender controls its own approvals and funding timeline.

Can you give us access without traveling to Texas?

Often, yes. An authorized lockbox or access code makes remote walkthroughs and site access straightforward for many pre-close and active jobs. We still confirm property authorization, safe access, utilities, any HOA restrictions and your lender's requirements. The goal is to cut unnecessary travel, not skip the details that protect your asset.

Handoff to your next team

When the rehab is done, we coordinate the closeout with whoever is next: your property manager, leasing team, cleaner, listing agent or buyer. They get the completion documentation and the status of anything still open. We do not provide ongoing property management.

Common questions

Will I always talk to the same person?

Yes. Your project has one designated project manager who coordinates the trades and your communication from scope to closeout. When you call or text, a real person answers.

Can you work with my property manager after the rehab?

Yes. We coordinate the closeout and handoff with your property manager or leasing team, including the completion report and any remaining items. We also run make-ready turns for property managers if you need turns later.

What happens if you find more work after demolition?

We document it, explain the recommended fix and its cost, and ask for your written approval before adding it to the job, except for any immediate safety steps. You decide remotely instead of finding out on the final invoice.

Have a DFW property you need to renovate remotely?

Send the address. We'll talk through access, walk the home and outline a line-item scope and proposed schedule so you can decide without flying in. The pre-close walk and scope are free if we are awarded the rehab; scope-only service is $1,000.
