What changes

Less managing the vendor. More managing the portfolio.

Chasing the vendor for an update

Daily progress photos while the crew is on site, and one project manager who answers when you call or text.

Getting the owner to approve the work

A line-item scope with every item priced on its own line. Anything new is photographed and priced, and starts only after you approve it.

Re-walking homes that were “done”

We walk every home ourselves before we hand it back, and the result goes in your completion report.

Reporting back to the owner

A completion report with dates, a photo for every scope line, the QC result and any open items. Built to forward as is.

Juggling a different vendor per trade

One team, foundation to roof: plumbing, electrical, HVAC, flooring, paint, appliances, rekeys, exteriors and cleaning. Permits when the work needs them.

Onboarding another vendor

Certificate of insurance, W-9 and a sample completion report in one email, or uploaded to your vendor portal.

What “done” should mean: the Rent-Ready Checklist. How a job runs, step by step: how we work.

The Days-Back Diagnostic

Send us your last 10–20 turns or rehabs. We'll show you where the vacant days go, what they cost and how to set up your schedule to get them back, whoever your contractor is.

What property managers say

Less chasing. More managing.

Every extra day a property sits vacant costs us money. Bridge & Build understands that. Their crews move quickly, communication is consistent, and properties get back to rent-ready without the usual contractor delays. They operate like a partner who understands our business, not just another vendor.

Portfolio ManagerSFR Operator

The biggest difference is that we don't have to chase them for answers. We get progress photos, daily updates, and a documented completion report. They handle their own quality-control walks before turning the property back over. That's less time managing contractors and more time managing our portfolio.

Property manager FAQ

Before you send the first address.

Don’t see yours? Text (682) 499-2969. A real person answers.

How many turns can you take on?

In the last 90 days we closed 90 turns across 38 DFW cities. Tell us your monthly volume on the form and we will talk through how to schedule it.

How fast is a make-ready turn?

In the last 90 days, 72% of our rental turns were finished in one crew day and 87% in two crew days or fewer. Heavier turns take longer, and your scope comes with a schedule.

How do owner approvals work?

You get a line-item scope with a price on every line and photos, so you can send it straight to the owner. If the crew finds something new, we photograph it and send a priced change order. Extra work starts only after you approve it.

What does a turn cost?

Light turns usually run under $2,000 and start around $400. Standard turns run $2,000 to $7,500, and heavy turns run $7,500 to $25,000. Walkthroughs and scopes are free, and your line-item scope is the real number.

Can you send a COI and W-9?

Yes. Request the vendor packet on this page and we will send the certificate of insurance, W-9 and a sample completion report, or upload them to your vendor portal.

Do you do your own quality check?

Yes. We walk every home ourselves before we turn it back to you, and the result goes in the completion report.

Do you warranty your work?

Yes. Every job comes with a 1-year workmanship warranty. If something we did fails, call or text and we come back and make it right.

Got a home sitting empty?
