How we work

A project management company, not a guy with a truck.

Every turn and rehab runs on the same system: one scope, one team, daily photos, our own QC walk and a closeout you can forward. Here is exactly what happens, and what you get at each step.

Seven steps, every job

From first text to closeout.

  1. Send the address or work order

We call to talk through the job and set a free walkthrough. Send photos first and we can give you a price range.

You: Text it, email it or use the form.

  2. Free walkthrough

We walk the home, photograph every issue and note what to fix now and what can wait.

You: Meet us there or send a lockbox code.

  3. Line-item scope and schedule

Every item is priced on its own line with a start date and finish date. Nothing is buried in a lump sum.

You: Approve the lines you want.

  4. One team runs every trade

Foundation to roof, our bench covers every trade, sequenced so crews never wait on each other.

You: One project manager to text.

  5. Daily photo updates

Progress photos every day, and a completion photo on every scope line as it finishes.

You: See progress without a site visit.

  6. Our QC walk

We walk the home ourselves and fix what we find before we call it done.

    You: Nothing to check.

  7. Documented closeout

A completion report with dates, a photo for each line, the QC result and anything still open.

You: Forward it to the owner or asset manager.

Process FAQ

How the details work.

Don't see yours? Text (682) 499-2969. A real person answers.

How do we send you a job?

Text the address to (682) 499-2969, email it, or use the form on this page. We call to talk through it and set a free walkthrough.

How often will we get updates?

Daily. You get progress photos every day the crew is on site, and every scope line gets a completion photo when it is finished.

Who do we talk to during the job?

One project manager runs your job from scope to closeout. When you call or text, a real person answers.

What happens if the crew finds something new?

We photograph it and send a change order with a price. Extra work starts only after you approve it.

What is in the completion report?

Start and finish dates, a photo for each scope line, the result of our QC walk and any open items. It is built to forward to an owner or asset manager as is.

Do you handle every trade?

Yes. Our bench covers foundation to roof, including plumbing, electrical, HVAC, roofing, flooring, paint, cabinets, countertops, appliances, rekeys, exteriors, landscaping and cleaning. We pull permits when the work needs them.

Can you send a COI and W-9?

Yes. Request the vendor packet on this page and we will send the certificate of insurance, W-9 and a sample completion report, or upload them to your vendor portal.
