Every trade a turn needs
One team, one schedule, one report.
You send one work order. We handle every trade in it and the punch list after.
Make-ready turns
Paint touch-up, cleaning, hardware, fixtures, blinds, smoke detectors and the small fixes that fail move-in inspections.
Heavy turns
Full paint, flooring, kitchen and bath refreshes when a home needs more than a light turn.
Move-out and inspection repairs
Damage from the last tenant, punch items from your inspection, and HOA or city notices.
Plumbing, electrical and HVAC repairs
Leaks, fixtures, outlets, breakers, filters and service calls, scheduled inside the same turn.
Exteriors, fences and roofs
Yard cleanup, fence repairs, gutters and roof items, so the curb matches the inside.
Final clean and QC walk
A full clean, then our own walk of the home before we hand it back to you.

Turns aren't remodels. They're a loose towel bar and dirty caulk. We find every one on the walk, put it on the scope and photograph it fixed.

How a turn runs
From work order to rent-ready.
1Send the address or work order
Use the form, text us or forward the work order. We call to talk through it and set a free walkthrough.
2Line-item scope
Every item priced on its own line. Send photos first and we can give you a range.
3One team runs every trade
Paint, flooring, plumbing, electrical, HVAC and exteriors are sequenced by one team, so trades stop waiting on each other.
4A photo on every line
Each scope line gets a completion photo, so nobody drives out to check.
5QC walk and completion report
We walk the home ourselves, then send dates, photos and any open items in one report you can forward to the owner.
Done. Ready for your walk.

Vacancy cost calculator
What a slow turn really costs you.
Every day a home sits between tenants is rent you don’t get back. Put in your numbers.
Math: monthly rent × 12 ÷ 365 = rent per day. × days saved = per turn. × homes per month × 12 = per year.
What property managers say
Less chasing. More managing.
Every extra day a property sits vacant costs us money. Bridge & Build understands that. Their crews move quickly, communication is consistent, and properties get back to rent-ready without the usual contractor delays. They operate like a partner who understands our business, not just another vendor.
The biggest difference is that we don't have to chase them for answers. We get progress photos, daily updates, and a documented completion report. They handle their own quality-control walks before turning the property back over. That's less time managing contractors and more time managing our portfolio.

Make-ready FAQ
What property managers ask us first.
Don’t see yours? Text (682) 499-2969. A real person answers.
How long does a make-ready turn take?
In the last 90 days, 72% of our rental turns were finished in one crew day and 87% in two crew days or fewer. Heavier turns take longer, and your scope comes with a schedule.
How much does a make-ready turn cost in DFW?
Light turns usually run under $2,000 and start around $400. Standard turns run $2,000 to $7,500, and high turns run $7,500 to $25,000. Your line-item scope after the walkthrough is the real number.
Is the walkthrough free?
Yes. Walkthroughs and scopes are free. Send photos and we can give you a price range before we walk it.
Will I get photos?
Yes. Every scope line gets a completion photo, and the completion report shows what was done and anything still open.
Do you do your own quality check?
Yes. We walk every home ourselves before we turn it back to you.
Can you send a COI and W-9?
Yes. Request our vendor packet on this page and we will send the certificate of insurance, W-9 and a sample completion report, or upload them to your vendor portal.
What areas do you cover?
All of Dallas–Fort Worth. Since May we have done 166 jobs in 48 DFW cities, most in DeSoto, Arlington, Fort Worth, Grand Prairie and Waxahachie.
Got a home sitting empty?
