The Days-Back Diagnostic · Free · Report in 2 business days
Find the days. Put the cash back in your pocket.
Knowing your days is step one. Send us your last 10–20 turns or rehabs and we'll show you where the vacant days go, what they cost, and how to set up your schedule to get them back, whoever your contractor is.
- Free, no obligation
- Report in 2 business days
- We never contact your vendor
How it works
Three steps. About 10 minutes of your time.
Send your last 10–20 jobs
Fill in our simple job log or send what you already have: a work order export, a tracker, even an email thread. Dates and rent are what matter.
We map every day
We break each job into stages, from move-out or closing to rent-ready or list-ready, and find where the days pile up. We have run turn and rehab programs at national scale, so we know where days hide.
Your plan in 2 business days
Your report shows where the days go and what they cost. Then it gives you the part that saves money: a recommended schedule for your portfolio, from move-out to rent-ready, and the top 3 fixes ranked by dollars.
What you get
Not just your numbers. A schedule that saves money.
Anyone can count days. The value is knowing what to change. Every report is built from your own dates and rent.
- Where the days go, stage by stage
- What those days cost you in potential rent or holding cost
- Your recommended schedule: who does what, by which day after move-out or closing
- The top 3 fixes, ranked by dollars back, with at least one that works with any vendor

Why we do this for free
Because most of the lost days are not the work.
We spent our careers running turn and rehab programs for national rental operators. The pattern is always the same: the crew days are short, and the waiting around them is long. Showing you where the waiting is costs us an hour. If it makes the case for working with us, great. If it just saves you money with your current vendor, you'll remember who found it.
Want a side-by-side? Give us your next 5 turns or your next rehab as a pilot, and we'll report the same numbers so you can compare.

Diagnostic FAQ
Fair questions.
Is it really free?
Yes. No cost and no obligation to hire us. You keep the report and the schedule either way.
Can’t I just count the days myself?
You can count them. Knowing you lose 12 days a turn does not tell you which handoffs to change, what to pre-approve, how to sequence trades or when to book cleaners and leasing. That is the part we answer, from running turn and rehab programs at national scale.
Do I have to switch contractors?
No. Many of the fixes are about approvals, access and scheduling, and they work with any vendor. If you want to compare, we offer a pilot on your next 5 turns or your next rehab.
Will you contact my current contractor?
Never. We do not contact your vendor, and the report never names them. It shows stages and days, not blame.
What data do you need?
For each job: move-out date, work order date, scope approval date, start date, finish date, rent-ready date, the cost and the monthly rent. Leave out anything you do not have. Addresses are optional.
Is my data private?
Yes. We use it only to build your report. Need an NDA first? Ask and we will sign one.
Do you review rehabs too?
Yes. Send your last rehab schedule, budget and draw dates, and we will show where the schedule slipped and what the extra holding days cost.
How long does it take?
Your report comes back within 2 business days of receiving your data.
